Active Adult Communities in Tucson Arizona
So you've decided that Tucson, Arizona is your destination and you are considering buying a home in an active adult community. And why not? With our mild winter temperatures, year-round golf and tennis are right in your backyard (among many other amenities). Tucson is one of the easiest cities to navigate and make new friends, as most people here are transplants from somewhere else. I'm just going to focus on 3 communities in the Northwest section of Tucson, better known as Oro Valley, Rancho Vistoso and Dove Mountain.
Let's start with Sun City, founded in 1986 with 2,488 homes within the community, it's located in the heart of Oro Valley with breathtaking mountain views. One aspect of this community is the amount and range of things to do....Sun City boasts 130 clubs ranging from arts and crafts to educational classes in computers, genealogy, astronomy and more. If sports is your thing, golf, tennis, hiking, biking, water volleyball and so much more to keep you busy and active. Card clubs and board game groups abound. Pool lounging, live music and dancing are just a few more of the happenings here! I promise you'll never be bored! Dog parks for the furries too! Shopping and dining are close. Walmart is just 3.5 miles away, take your pick of the most popular grocery stores...all within 5 miles. Are you handy DIY'er? Home Depot is just 5 miles away. Both of our malls are 13 miles away. Urgent care and the Oro Valley Hospital are both just 2 miles away. HOA dues are 2245.00/year, this includes trash collection, all of the amenities, mantenance of the streets, common areas and amenities. Rentals are allowed in Sun City as well. The Highlands (formerly and commonly still known as Heritage Highlands) is a guard-gated community located in Dove Mountain. Considerably smaller than Sun City with just 1297 homes constructed between 1997 and 2007. Amenities include golf, pickleball, athletic center, pool and tennis. The beautiful clubhouse hosts various clubs and events and has recently been renovated! The restaurant always has delicious fare that changes with the seasons. Nestled in the Tortolita Mountains, city lights can be seen from many of the lots as this community sits right about 3,000 feet altitude. Many restaurants, urgent care, grocery store, outlet mall, hospital and I-10 access are all within 5 miles. Homeowners association dues are currently 227.00 per month. Rentals are allowed. SaddleBrooke (I'll combine Saddlebrooke 1 and Saddlebrooke 2 here) is located just north of Oro Valley in the town of Catalina. This community is the furthest from downtown Tucson and most amenities. Started in 1987, this is the largest of the 3 communities with 5000+ homes (Saddlebrooke Ranch just further North in the town of Oracle is still building out, very close in proximity and will max out at 1500 homes. I am not including this community in this post, but did want to point out the difference) Sitting at 3501 feet elevation and the Catalina Mountains as a backdrop, it's hard if not impossible to find a direction to face without amazing views! The Grand Clubhouse offers 3 restaurants, club meetings as well as various activities and events. It's the hub of Saddlebrook. 200+ clubs to keep you busy and 3 golf courses to play, tennis, pools, pickleball and fitness center, you will find it easy to stay active here. Enjoy some cooler temps due to the higher elevation. You'll drive a bit to get to the closest grocery store about 7 miles away, a common complaint is that this store gets very busy.
